The most Frequently Asked Questions about Picket Fences


Q.  What are the property taxes?

A.  The Beaufort County tax assessor places an appraised value on your real estate (based on comparable sales, condition of property, etc.). This appraised value is multiplied by 4% for residents and 6% for non residents and corporations to obtain the assessed value. The assessed value is then multiplied by the appropriate milliage rate for this district.

Example: $100,000(home) x 4% (resident rate) = $4,000 assessed value. $4,000 x 1999 Picket Fences area millage rate of .274 = $1,096.00

Homestead Exemption: If you are over 65 or, totally and permanently disabled, or legally blind, you may apply for a substantial exemption of the fair market value of your property.

Also you must apply the 4% resident rate with the tax office, your property is not automatically assessed at this value.

Q.  What are the homeowner's fees?

A.  Annual assessment - $300.00* per home which includes the following:
1.  Use of swimming pool, gazebo, dock, walking trail, tennis court and playground.
2.  Maintenance of all common areas and amenities.
3.  Street lighting.
4.  Necessary capital improvements.
5.  Administrative Fees.
*Homeowner Fees may be adjusted in proportion to community expenses.

Q.  With real estate prices going up, is this type of property going to be even more popular in the future?

A.  There are approximately 27,000 similar communities in operation today, with the greatest growth period predicted to be within the next 5 to 10 years. With the active lifestyles of both seniors and young professionals the experts are predicting incredible growth in the virtually maintenance free & amenity rich communities like Picket Fences. We want you to enjoy your free time, yet continue to participate in all the luxuries of home ownership.

Q.  What about utility rates?

A.  Your homes currently qualify for some of the best rates available by SCE&G. Individual homes will have different usage rates, but SCE&G is always available to give you a neighborhood average.

Q.  Is Hwy 280 going to be expanded to four lanes in the near future?

A.  Yes. We are currently turning over 14ft of right of way to the SCDOT from the northern most point of Picket Fences to the southern most point. The SCDOT master plan also includes a complete sidewalk system. This will help traffic considerably!!

Q.  If I want to sell my home can I deal with any real-estate company I choose?

A.  Yes. We have a fully staffed Real Estate company to serve you, but it is completely up to you when and if you decide to move.

Q.  Are the rules & regulations to insure the long-term quality of Picket Fences?

A.  Yes. We realize setting standards are important and we think you will agree our rules and regulations insure every resident the peaceful living they want and deserve. (a copy of Rules & Regulations can be picked up anytime at our office)

Q.  Do residents have a voice in the operation of Picket Fences?

A.  Yes. Every homeowner or resident is a member of the Homeowner's Association and has one vote per home site. The advisory board is scheduled to meet once a year to discuss any issues they feel are relevant to the betterment of the Picket Fences Community.

Q.  Is Flood insurance available?

A.  Yes. Flood insurance is a federally insured program thus making it available in some form or another to just about everyone.

Q.  Is landscaping included with my home purchase?

A.  Yes. Your front yard will include sod, shrubbery, a shade tree, in ground irrigation and a white picket fence.

Q.  Are there medical facilities nearby?

A.  Beaufort Memorial, Beaufort Naval Hospital, Lowcountry Medical Group and Doctors Care.

Q.  Can I buy a homesite now and build later?

A.  No. Picket Fences is focused on constructing homes and building a Neighborhood. Normal occupancy can occur approximately 3 months from loan approval.

Q.  How far is the grocery store and other shopping areas?

A.  The Super-Wal-Mart and Bi-Lo Supercenter, both opened in January of 2000. They along with most other shopping locations are all within a few miles of Picket Fences.

Q.  Is Picket Fences an age restricted community?

A.  No. Many seniors find our low maintenance lifestyle very attractive but so do many of our younger buyers. Picket Fences has a wide variety of homeowner's who are attracted to both our great location and neighborhood lifestyle.

Q.  Where are the closest schools?

A.  Shell Point Elementary is approximately 2 miles away, Robert Smalls Middle School is about 2 1/2 miles and Battery Creek High School is about 4 miles.

Q.  What about golf courses?

A.  We have a par three within walking distance and over 12 public courses within a few minutes drive.
