College Years for the Young at Heart…And Mind

When couples ask our firm to help them identify the right area to relocate to at retirement – one of our first questions is ‘tell us what you want your life to look like during your retirement years…how do you want to spend your time, what are your hobbies and interests that perhaps you haven’t had time to try or enjoy during your working years and the years you spent raising your children.’

The answers we hear? More time to golf…buy a boat and enjoy living on the coast or on a lake property…hiking, hunting, fly fishing, cycling…volunteerism…theatre, culture, the arts…become active in a church…and pursue intellectual interests, or hobbies such as pottery, electronics, designing websites or other ‘brain fitness’ activities. Where can you take classes to learn an array of subject matters? The Osher Lifelong Learning Institute.

Osher Lifelong Learning Institute (OLLI) offers no-exam, no-grade, no-credit coursework and activities to the over-50 set at 121 colleges and universities throughout the nation. Of course there are high-quality adult continuing education programs at any institution of higher learning, but for OLLI purposes in the Southeast, there is one affiliate in Tennessee, four in South Carolina and two in North Carolina.

OLLI endows these programs generously, and increases its subsidies as the programs grow. It is headquartered at Southern Maine University and derives funding from the Bernard Osher Foundation.

Annual membership dues in an OLLI program typically are required to get your foot in the door, and then another nominal fee is charged per class or activity. The annual dues buy you the opportunity to register for and attend classes and special events throughout the year. Occasional day trips are part of that package as well as special programs and occasional road trips. In most cases you’ll also gain access to the university library, get a discount at the college book store, maybe some special deals with local merchants as well as discounted ticket prices for collegiate athletic events.

University of South Carolina, Beaufort has an OLLI program at its Bluffton location with additional course offerings at Hilton Head Island and Hardeeville. It offers a slightly different fee structure, where annual membership is $35 and an additional $85 buys you an unlimited number of classes. Here you’ll find a focus on local low-country art and ecology, financial planning and computers, government and gardening. Hampton Lake, the area’s first fresh water lake development in the low country is close by, offering residents of this fully amenitized development the opportunity to conveniently enroll in classes of their choosing.

SUN CITY RESALE INVENTORY

The inventory of Sun City/Riverbend is holding steady. There are currently 228 homes on the market.

RESALE ACTIVITY

I'm sure you have read or heard on the news recently that resale home sales are down 25% or more. However, in Sun City the news is much better. In 2009 from January 1st to August 31st, there were 42 home sales in the community. This year for the same period of time, there were 183 homes sold, which results in a 28% increase in home resales from the same time period in 2009. Keep in mind that we are now in one of the better times of the year for real estate activity for this area. We expect our sales statistics to continue to improve for 2010.

SUN CITY/RIVERBEND RESALE STATISTICS

Median Sales Price - $183,350

Percent of List Price Received at Sale - 94.4%

Average Days on Market Until Sale - 94*

*The average days on the market have decreased as Sellers are becoming more realistic regarding pricing and are better educated about the pricing they can expect in the areas they are relocating to.

NEW SALES UPDATE

A new section of lots were just released for the Palmetto Series homes. Pulte has reduced base pricing on the lagoon/golf view lots to $20,000. These are some of the best lot prices I have seen in 2010.

I hope you find this information informative and helpful and I am happy to answer any other questions you may have regarding Sun City and our buying opportunities.
