FIRE PROTECTION:
The Bluffton Fire District provides fire protection service to the community. A fire sub-station is located within the community approximately one (1) mile from the Highway 170 entrance to the community and one-half (1/2) mile from the Highway 278 entrance to the community. The cost of fire protection is included in a resident's property tax assessment. These services may be reached by dialing "911".
MEDICAL CARE WITHIN 30 MILES:
Hilton Head Medical Center & Clinics is located approx. 20 miles from the community on Hilton Head. Beaufort Memorial Hospital is located approx. 25 miles from the community in Beaufort. The Bluffton/Okatie Outpatient Center is located adjacent to the community in Bluffton. Candler Hospital, St. Joseph's Hospital, and Memorial Medical Center is located in Savannah, GA. Beaufort Naval Hospital is located in Beaufort.
HOUSE OF WORSHIP:
Catholic, Episcopal, Methodist, Presbyterian and Baptist churches are located in the Bluffton area. The nearest synagogue is located on Hilton Head Island.
Q. Is There a Homeowner Fee at Sun City Hilton Head?
A. Yes, the Base Assessment is $1880 per home as of January 2010 (Billed quarterly at $470/quarter).
This fee includes, but is not limited to, the following:
- 2 Resident Activity Cards
- 24/7 Security
- Roaming Patrol
- Community Association administration buildings and employees
- Roadway maintenance
- Maintenance of fitness centers and equipment
- Maintenance of buildings that house other amenities
- Insurance on those buildings
- Maintenance of 4 swimming pools
- Maintenance of several hot spas
- Maintenance of tennis courts, bocce courts, etc.
- Maintenance of various Nature Trails
- Maintenance of all Riverbend amenities, e.g.,clubhouse, pool, dock, etc.
- Upkeep and irrigation of garden plots
- Upkeep of ball fields and Doggie Park
- Landscaping and upkeep of community lawns, berms, lagoons, trees, bushes, flowers, etc.
- Maintenance of bridge across Highway 278
- Assessment amount for the community reserve fund
Q. Is Sun City Hilton Head a Gated Community?
A. Yes, the main gatehouse provides gated access to the community. There are other access facilities to the community, some of which are accessed with a barcode and others that are staffed by gate attendants.
Q. What are the Restrictions for living in an Active Adult Community?
A. Our community follows government guidelines which requires one resident living in the home be at least 55 years of age. No one under the age of 19 can live in the community permanently (More than 90 days per year).
Q. Are there any Medical Centers in the surrounding area?
A. Yes, the Coastal Carolina Medical Center is within 6 miles. The Hilton Head Medical Center & Clinics is located approx. 20 miles away. There are several others around the surrounding area.
